From the idea to the finished house


Do you want to realize your dream of a minimalist living space? We will be happy to help you plan your project and explain the important steps to be followed here.


In Germany, but also in many other parts of Europe, there are strict legal regulations for the construction of your house. This is not without reason, because there is a high population density, especially in Germany, and this as well as nature conservation must be observed when building a house on your property.



1. Check of requirements


We are happy to check with you whether your property meets all the requirements for building a Vagabundo Tiny House. There are a few hurdles to overcome before you know if you can apply for planning permission for the property. The following points are very important here.



Accessibility to your property

  • Route free of bridges/underpasses that are too low or narrow streets

  • Is the entrance to the property wide enough?

  • Can the truck and trailer turn in front of the property and drive straight in?

  • Is it possible to place a crane?


Structural staibility

  • Is the soil sufficiently compacted?

  • Is an additional foundation required?

  • e.g. point foundation or strip foundation


House connections

  • Are there connections on the property?

  • How far away are house connections for electricity/water?

  • Is there a possibility of self-sufficiency?


Examination of the possible building law

  • Do you have all the documents for setting up your vagabundo Tiny House?

    • building permit

    • Certificate 1 (Appendix 11)

    • fire protection certificate

  • Is the property big enough for your vagabundo Tiny House?

  • What other factors play a role, such as sunlight, vegetation, distances to neighboring houses and property boundaries?

  • Are there still uncertainties about your building application?

  • In this case, we will be happy to support you and help you with your preliminary building request



2. Submission planning & building application


If the preliminary building application was successful and your property meets all the requirements, we can move on to the next step.

The building permit.

On request, we will also support you here and submit all the relevant documents for you to the office. In addition to the actual application form, you need the following complete documents:


  • Site plan

  • Construction drawings

  • Building description

  • Submit information about property drainage, water supply and road development.


Furthermore, it may happen that you have to involve the neighbors, which means that they agree to your building project. We are happy to support you here and take over the work for you, which is very unusual and also cumbersome for many.



3. Further steps until the start of construction


You now have the hardest work behind you. It usually takes a few months before you get the notification.

In the meantime, it makes sense that you talk to your bank about financing the house and as soon as this is certain, we can send you our purchase contract.


As soon as you have signed it and you have transferred the first installment to us, we will order the materials and about a week later the production of your house will start.



4. Construction and delivery of your vagabundo Tiny House


Depending on the type of house and the utilization of our production capacity, your individual house will require between 3 months and a year. We are happy to give you regular updates on the construction progress and are in close contact with you during the construction phase. As soon as the house is finished and you have paid the last installment, you can hire a shipping company that will finally bring your small home to the desired location. ‍
